House rules and pool use

The house and the entire grounds, including the pool and olive trees, have been built and maintained with great love and passion.
Please treat everything as if it were your own home.

Smoking is not permitted inside the house, by the pool, or anywhere on the property! This also applies to any guests.
The entire property is strictly non-smoking!

Pets are NOT allowed

All windows and sliding doors in the villa are soundproofed and heat-insulated and, when closed, allow almost no noise or heat to penetrate inside.
Please close all doors and windows, even if you are only leaving the property for a short time. We also ask you to switch off the air conditioning in the room in question when doors and windows are open.

When opening and closing the windows and especially the sliding doors, do not use brute force, but open and close them carefully.

The sliding door in front of the kitchen is also the front door. When unlocking and locking this sliding door, press the door handle slightly to the left (towards the door frame), otherwise the key will not turn completely.

Wi-Fi is available throughout the villa.

The two televisions in the living room and upstairs bedroom are smart TVs. You can also use the remote controls to log in to your streaming service.

Both televisions are permanently mounted on the wall and cannot be moved.

You can check that the hot water supply is working correctly using the switches in front of the bathroom. The display on the boiler above the toilet must be lit when the hot water boiler is switched on (see photo below).
If this is not the case, check the fuse box to see if the fuse has blown. This applies to both bathrooms.

The boiler in the upper bathroom also supplies hot water to the kitchen.

After using the toilet, toilet paper should be used sparingly. Under no circumstances should tampons, sanitary towels, wet wipes, or other items be flushed down the toilet, as this can lead to a blockage in the sewage system.

To prevent blockages, it is helpful to flush the toilet more often. As the property is not connected to the public sewer system due to its remote location, the sewage flows into its own septic tank. This biological system is not sensitive under “normal” use and there are no problems.

The seating and beds throughout the house are extremely comfortable but unfortunately also a little delicate. Therefore, you should refrain from sitting or lying on them with damp, wet, or dirty clothing (sweaty sportswear, swimsuits, or swimming trunks).

The villa has a fully equipped kitchen with all kitchen utensils, as well as an oven, stove, refrigerator, freezer, and dishwasher. The coffee machine is a Nespresso machine, and the tabs for the first coffees are ready for you next to the coffee machine (if you find anything missing, we would be grateful for your tip).
If you have the opportunity, it is certainly a good idea to bring your own pods with your favorite coffee. Otherwise, you can buy everything you need at Kaufland (only about 2 km away) and at the Rovinj Retail Park (Bipa, Intersport, Müller Drogeriemarkt, Kik, Tedi, Tom Taylor, etc.).
There is also a washing machine in the kitchenette and a rotary clothes dryer behind the house.

Both bedrooms have their own air conditioning, and a third air conditioner is used for the living areas. The air conditioners can cool and heat. The remote controls are located in holders on the wall below the units. After use, such as setting the desired temperature and fan speed, they should be returned to their holders to avoid having to search for them.
The entire house has underfloor heating. It is controlled individually in each room via its own control unit. In cold months, the desired target temperature can be set and the control unit automatically regulates the temperature in the respective room. In summer, the underfloor heating is switched off and the control units must not be adjusted during this time.

As in most of Europe, waste in Croatia is separated into paper, plastics, and residual waste. When the trash cans in the house are full, please place the trash bags in front of the gate on our property.

They will be disposed of for you from there.
